Are the clouds parting over the Valley of the Sun?

While the media casts a cloud of gloom and doom over the Valley of the Sun regarding real estate news I am hear to encourage! Recently while working with clients and making offers on homes we have found the market to be changing. No our home values have not started climbing yet, but there is good news. Over half of the properties my clients have been submitting offers on lately have been met with the news that multiple offers have already been submitted on that particular home!

This is not always the best news for my clients, but it does mean that there IS activity, people ARE buying and the banks are pushing back most offers for highest and best from our clients. This means the properties will most likely be sold for more than asking price! Granted these are usually foreclosed properties at rock bottom list prices but the fact there are multiple offers is very encouraging! Higher than list price home sales will start the trend for all of our homes to begin the upward climb.
